This 1910 West Highlands home was so compartmentalized that you couldn't help to notice you were constantly entering a new room every 8-10 feet. There was also a 500 SF addition put on the back of the home to accommodate a living room, 3/4 bath, laundry room and back foyer - 350 SF of that was for the living room. Needless to say, the house needed to be gutted and replanned. Kitchen+Dining+Laundry-Like most of these early 1900's homes, the kitchen was not the heartbeat of the home like they are today. This kitchen was tucked away in the back and smaller than any other social rooms in the house. We knocked out the walls of the dining room to expand and created an open floor plan suitable for any type of gathering. As a nod to the history of the home, we used butcherblock for all the countertops and shelving which was accented by tones of brass, dusty blues and light-warm greys. This room had no storage before so creating ample storage and a variety of storage types was a critical ask for the client. One of my favorite details is the blue crown that draws from one end of the space to the other, accenting a ceiling that was otherwise forgotten. Primary Bath-This did not exist prior to the remodel and the client wanted a more neutral space with strong visual details. We split the walls in half with a datum line that transitions from penny gap molding to the tile in the shower. To provide some more visual drama, we did a chevron tile arrangement on the floor, gridded the shower enclosure for some deep contrast an array of brass and quartz to elevate the finishes. Powder Bath-This is always a fun place to let your vision get out of the box a bit. All the elements were familiar to the space but modernized and more playful. The floor has a wood look tile in a herringbone arrangement, a navy vanity, gold fixtures that are all servants to the star of the room - the blue and white deco wall tile behind the vanity. Full Bath-This was a quirky little bathroom that you'd always keep the door closed when guests are over. Now we have brought the blue tones into the space and accented it with bronze fixtures and a playful southwestern floor tile. Living Room & Office-This room was too big for its own good and now serves multiple purposes. We condensed the space to provide a living area for the whole family plus other guests and left enough room to explain the space with floor cushions. The office was a bonus to the project as it provided privacy to a room that otherwise had none before.

The more voluminous public spaces are comprised of stone-clad massing elements which convert into a desert pavilion embracing the outdoor spaces. Every room opens to exterior spaces providing a dramatic embrace of home to natural environment. How to bridge two families together? The design looks forward in terms of how people live today. The home is an experiment in transparency and solid form; removing borders and edges from outside to inside the house, and to really depict “flowing and endless space”. The house floor plan is derived by pushing and pulling the house’s form to maximize the backyard and minimize the public front yard while welcoming the sun in key rooms by rotating the house 45-degrees to true north. The angular form of the house is a result of the family’s program, the zoning rules, the lot’s attributes, and the sun’s path. We wanted to construct a house that is smart and efficient in terms of construction and energy, both in terms of the building and the user. We could tell a story of how the house is built in terms of the constructability, structure and enclosure, with a nod to Japanese wood construction in the method in which the siding is installed and the exposed interior beams are placed in the double height space. We engineered the house to be smart which not only looks modern but acts modern; every aspect of user control is simplified to a digital touch button, whether lights, shades, blinds, HVAC, communication, audio, video, or security. We developed a planning module based on a 6-foot square room size and a 6-foot wide connector called an interstitial space for hallways, bathrooms, stairs and mechanical, which keeps the rooms pure and uncluttered. The house is 6,200 SF of livable space, plus garage and basement gallery for a total of 9,200 SF. A large formal foyer celebrates the entry and opens up to the living, dining, kitchen and family rooms all focused on the rear garden. The east side of the second floor is the Master wing and a center bridge connects it to the kid’s wing on the west. Second floor terraces and sunscreens provide views and shade in this suburban setting. The playful mathematical grid of the house in the x, y and z axis also extends into the layout of the trees and hard-scapes, all centered on a suburban one-acre lot. Many green attributes were designed into the home; Ipe wood sunscreens and window shades block out unwanted solar gain in summer, but allow winter sun in. Patio door and operable windows provide ample opportunity for natural ventilation throughout the open floor plan. Minimal windows on east and west sides to reduce heat loss in winter and unwanted gains in summer. Open floor plan and large window expanse reduces lighting demands and maximizes available daylight. Skylights provide natural light to the basement rooms. Durable, low-maintenance exterior materials include stone, ipe wood siding and decking, and concrete roof pavers. Design is based on a 2' planning grid to minimize construction waste. Basement foundation walls and slab are highly insulated. FSC-certified walnut wood flooring was used. Light colored concrete roof pavers to reduce cooling loads by as much as 15%. 2x6 framing allows for more insulation and energy savings. Super efficient windows have low-E argon gas filled units, and thermally insulated aluminum frames. Permeable brick and stone pavers reduce the site’s storm-water runoff. Countertops use recycled composite materials. Energy-Star rated furnaces and smart thermostats are located throughout the house to minimize duct runs and avoid energy loss. Energy-Star rated boiler that heats up both radiant floors and domestic hot water. Low-flow toilets and plumbing fixtures are used to conserve water usage. No VOC finish options and direct venting fireplaces maintain a high interior air quality. Smart home system controls lighting, HVAC, and shades to better manage energy use. Plumbing runs through interior walls reducing possibilities of heat loss and freezing problems. A large food pantry was placed next to kitchen to reduce trips to the grocery store. Home office reduces need for automobile transit and associated CO2 footprint. Plan allows for aging in place, with guest suite than can become the master suite, with no need to move as family members mature.

The grand living room needed large focal pieces, so our design team began by selecting the large iron chandelier to anchor the space. The black iron of the chandelier echoes the black window trim of the two story windows and fills the volume of space nicely. The plain fireplace wall was underwhelming, so our team selected four slabs of premium Calcutta gold marble and butterfly bookmatched the slabs to add a sophisticated focal point. Tall sheer drapes add height and subtle drama to the space. The comfortable sectional sofa and woven side chairs provide the perfect space for relaxing or for entertaining guests. Woven end tables, a woven table lamp, woven baskets and tall olive trees add texture and a casual touch to the space. The expansive sliding glass doors provide indoor/outdoor entertainment and ease of traffic flow when a large number of guests are gathered.

Santa Cecelia granite countertops beautifully matched the bright white Plato Prelude kitchen cabinets in this Racine home. A 36" GE Monogram 5 burner gas cooktop provided a large cooking area with proper ventilation from Vent-a-hood. GE Monogram Top Control dishwasher blended in with a stainless steel finish. For the kitchen sink, a ProFlo undermount double bowl stainless steel model was used with a Delta Leland pull-out single lever kitchen faucet in Arctic steel. To compliment, an InSinkErator Pro Compact 3/4 hp model handles the disposal. New Brazilian cherry hardwood flooring adds the proper contrast needed while providing a very clean look.

Greg Hadley Photography The clients opted to use Ikea glossy white cabinets. Our crew assembled and installed the cabinetry on site. To provide an organic accent, we included walnut doors and open shelves. These pieces were purchased from a company that builds real wood veneer doors that fit over Ikea cabinet boxes. The island is sized to fit the space and provide adequate clearances around it for good traffic flow. The client requested the waterfall feature. The stone tops in the kitchen are Calacatta. Brass lamps above the sink (the original trim around the window was narrower, but once the client found these fixtures, we widened the trim to accommodate the lights.) Glass globe pendants. This family room provides an ample amount of seating for when there is company over and also provides a comfy sanctuary to read and relax. Being so close to horse farms and vineyards, we wanted to play off the surrounding characteristics and include some corresponding attributes in the home. Brad Knipstein was the photographer.

Coastal Shingle Style on St. Andrew Bay Private Residence / Panama City Beach, Florida Architect: Eric Watson Builder: McIntosh-Myers Construction For this lovely Coastal Shingle–style home, E. F. San Juan supplied Loewen impact-rated windows and doors, E. F. San Juan Invincia® impact-rated custom mahogany entry doors, exterior board-and-batten siding, exterior shingles, and exterior trim and millwork. We also supplied all the interior doors, stair parts, paneling, mouldings, and millwork. Challenges: At over 10,000 square feet, the sheer size of this home—coupled with the extensive amount of materials we produced and provided—made for a great scheduling challenge. Another significant challenge for the E. F. San Juan team was the homeowner’s desire for an electronic locking system on numerous Invincia® doors we custom manufactured for the home. This was a first-time request for us, but a challenge we gladly accepted! Solution: We worked closely with the builder, Cliff Myers of McIntosh-Myers Construction, as well as the architect, Eric Watson, to ensure the timeliness of decisions as they related to the home’s critical production timeline. We also worked closely with our design engineer and the home’s engineer of record, Allen Barnes of Apex Engineering Group, to provide a solution that allowed for an electronic lock on our custom Invincia® mahogany doors. This home remodel is a celebration of curves and light. Starting from humble beginnings as a basic builder ranch style house, the design challenge was maximizing natural light throughout and providing the unique contemporary style the client’s craved. The Entry offers a spectacular first impression and sets the tone with a large skylight and an illuminated curved wall covered in a wavy pattern Porcelanosa tile. The chic entertaining kitchen was designed to celebrate a public lifestyle and plenty of entertaining. Celebrating height with a robust amount of interior architectural details, this dynamic kitchen still gives one that cozy feeling of home sweet home. The large “L” shaped island accommodates 7 for seating. Large pendants over the kitchen table and sink provide additional task lighting and whimsy. The Dekton “puzzle” countertop connection was designed to aid the transition between the two color countertops and is one of the homeowner’s favorite details. The built-in bistro table provides additional seating and flows easily into the Living Room. A curved wall in the Living Room showcases a contemporary linear fireplace and tv which is tucked away in a niche. Placing the fireplace and furniture arrangement at an angle allowed for more natural walkway areas that communicated with the exterior doors and the kitchen working areas. The dining room’s open plan is perfect for small groups and expands easily for larger events. Raising the ceiling created visual interest and bringing the pop of teal from the Kitchen cabinets ties the space together. A built-in buffet provides ample storage and display. The Sitting Room (also called the Piano room for its previous life as such) is adjacent to the Kitchen and allows for easy conversation between chef and guests. It captures the homeowner’s chic sense of style and joie de vivre.

The original small 2 bedroom dwelling was deconstructed piece by piece, with every element recycled/re-used. The larger, newly built home + studio uses much less energy than the original. In fact, the home and office combined are net zero (the home’s blower door test came in at Passive House levels, though certification was not procured). The transformed home boasts a better functioning layout, increased square footage, and bold accent colors to boot. The multiple level patios book-end the home’s front and rear facades. The added outdoor living with the nearly 13’ sliding doors allows ample natural light into the home. The transom windows create an increased openness with the floor to ceiling glazing. The larger tilt-turn windows throughout the home provide ventilation and open views for the 3-level contemporary home. In addition, the larger overhangs provide increased passive thermal protection from the scattered sunny days. The conglomeration of exterior materials is diverse and playful with dark stained wood, concrete, natural wood finish, and teal horizontal siding. A fearless selection of a bright orange window brings a bold accent to the street-side composition. These elements combined create a dynamic modern design to the inclusive Portland backdrop.

The client’s request was quite common - a typical 2800 sf builder home with 3 bedrooms, 2 baths, living space, and den. However, their desire was for this to be “anything but common.” The result is an innovative update on the production home for the modern era, and serves as a direct counterpoint to the neighborhood and its more conventional suburban housing stock, which focus views to the backyard and seeks to nullify the unique qualities and challenges of topography and the natural environment. The Terraced House cautiously steps down the site’s steep topography, resulting in a more nuanced approach to site development than cutting and filling that is so common in the builder homes of the area. The compact house opens up in very focused views that capture the natural wooded setting, while masking the sounds and views of the directly adjacent roadway. The main living spaces face this major roadway, effectively flipping the typical orientation of a suburban home, and the main entrance pulls visitors up to the second floor and halfway through the site, providing a sense of procession and privacy absent in the typical suburban home. Clad in a custom rain screen that reflects the wood of the surrounding landscape - while providing a glimpse into the interior tones that are used. The stepping “wood boxes” rest on a series of concrete walls that organize the site, retain the earth, and - in conjunction with the wood veneer panels - provide a subtle organic texture to the composition. The interior spaces wrap around an interior knuckle that houses public zones and vertical circulation - allowing more private spaces to exist at the edges of the building. The windows get larger and more frequent as they ascend the building, culminating in the upstairs bedrooms that occupy the site like a tree house - giving views in all directions. The Terraced House imports urban qualities to the suburban neighborhood and seeks to elevate the typical approach to production home construction, while being more in tune with modern family living patterns.
